Your initial contact with Gemini Drawings Ltd is really important as we need to ensure that you the customer, feel confident that we provide an efficient and professional service. The process of extending a home or building a new build for many individual property owners can be traumatic, due to the different services and regulations involved. It can also be a minefield that needs our expertise to help you through.
After a preliminary discussion and assessment of your proposals a fixed no obligation quote for all our services will be given. We will also determine whether the proposed development is feasible and practical for the purpose proposed.
If you decide to engage us for your project, we will arrange to visit your property to conduct a full measured survey. We will then draw up the existing plans and the proposed scheme, to scale, in AutoCAD. We aim to have the first draft drawn within 7 – 10 days from the date of the survey. We will arrange a meeting for you to peruse and discuss the preliminary plans and for you to make any amendments until you are happy with the layout and design.
After the feasibility study using our knowledge of planning consent we will act as your agent to fill out the necessary application forms, print plans and deal with all aspects/enquiries of the planning application process on your behalf.
Most projects will require building regulations approval to ensure they are designed and built to current standards regarding structure, insulation, energy etc. Exceptions include small porches and conservatories. Additional working drawings will be required at this stage. As with 'planning' we will act as agent on your behalf to submit forms and plans to the local authority building control department
